Your Property Strategy
When developing your property strategy, it's essential to look at all your options. This will help you determine the best course of action for your estate. We can lead this process.
We've identified a four-step method, but keep in mind that this is a general guide. Please don't hesitate to contact us to discuss your unique situation.

1 Estate & Space Analysis
It's important to gather all available information, such as floor plans, area schedules, and condition surveys. While this takes time to assemble, knowing the current position helps us strategise.
We also look at data, such as course enrolments, timetables, curriculum plans or utilisation surveys. Then, we can work with you to determine your future floor space needs.

2 Strategic Estates Options
What is the long-term vision? Referencing Stage One findings, we will describe the ideal future estate (the goal). We can then consider different strategic pathways that lead to that goal (varying combinations of alteration, retrofit or redevelopment). We measure each pathway against agreed criteria. Criteria include the quality of the learner experience, environmental impact and financial performance. This evaluation then allows you to make an informed choice.

3 Project Testing
If Stage Two recommends changes, we should test the proposed projects. Before committing to the time and expense of an entire consultant team, a 'feasibility study' will identify key risks and how they will be managed. The study typically includes:
-
Site design: project scale and location
-
Consultation with planning officers
-
Priority order of projects
-
A cost plan and programme
-
Cash flow/affordability
-
Next Steps/Actions

4 Full Business Case
Getting financial support for your project means understanding the funder's objectives. Objectives may include:
-
Improved financial performance
-
Condition improvements
-
Improved student outcomes
-
Response to demographic changes
-
Decarbonisation
We work to create a compelling proposal.
